Property Sales

Here at Force and Sons it is our aim to offer not just a friendly service but a truly professional service in order to give our clients complete confidence when dealing with the sale of what is likely to be their biggest asset. We will arrange to carry out a free inspection and valuation in order to provide responsible advice on the value of your home and outline the way of achieving the best possible price. Currently, most properties with a few exceptions will require an Energy Performance Certificate (EPC). This is a legal requirement and its purpose is to record how energy efficient a property is. We would be happy to make all the necessary arrangements to organise the EPC with a local Energy Assessor.

We produce high quality sale details which include a selection of photographs and floorplans to show off the best aspects of your property. Additionally your property is listed on our own website along with all the leading property portals. As members of 'The Experts in Property', your property is also multi listed which means that some 80 PSE estate agents agents throughout the Westcountry and London will also be offering your property for sale. However, all viewings and any dealings with your property are still dealt with through our own office to maintain the personal contact. Information about your property will be advertised on a regular basis within the local property press, all of which will ensure the widest possible coverage.

We are also happy to accompany all applicants who wish to view your property and we will provide regular feedback and discuss any marketing strategies whilst the property is being offered for sale. All offers will be submitted to you with our own recommendations based on all information regarding the applicant’s financial position and details of any chain in which they may be involved. Once an offer has been accepted we will do our best to ensure a smooth transaction with regular contact with all the solicitors and other agents who may be involved in the chain, whilst at the same time providing you with regular updates. Property Lettings

Landlord Services

Force and Sons Lettings would be delighted to handle the letting and management of your property and can outline the two different services we can offer:

Full Management Service

We will call and inspect the property and advise our professional opinion on rental value. Full particulars with photographs would be produced to hand out to prospective tenants calling at our Exeter and Dawlish offices along with regular advertising in the local press and all the major property portals. We will accompany all prospective tenants wishing to view the property. As the landlord you may set restrictions with regard to the keeping of pets, smoking, tenants receiving Housing Benefits and children. These can be agreed prior to marketing the property.

Once a suitable tenant has been found we will carry out a full credit check through a Licensed Credit Referencing company who will also advise if we require a Guarantor. This Company also offers a Rent Guarantee Scheme, for which further information can be provided. At the same time arrangements will be made to prepare an Assured Shorthold Tenancy Agreement and arrangements will be made with the appropriate utility companies for existing accounts to be closed or updated. At the commencement of the tenancy we can prepare a full inventory with photographs and will collect the first month’s rent and deposit. This deposit will be retained by the Dispute Service Limited until the end of the contractual or occupation period within the conditions of the insurance based tenancy deposit scheme and will only be released once a final inspection of the property has been made and agreement has been reached between the tenant and landlord within the terms of the scheme.

We would also ensure that any necessary certificates for appliances such as Gas Safety Certificates and PAT tests were on file prior to the commencement of the tenancy. Where possible a standing order mandate will be set up for all future monthly rent payments to be paid and once received, will be forwarded to your nominated Bank/Building Society account, after the deduction of any agreed charges. During the period of the tenancy the property will be inspected regularly to ensure that it is being properly maintained and we shall, of course, advise you of any repairs or maintenance required and make arrangements, with your authority, for work to be carried out by suitably qualified contractors. We would also deal with the final utility accounts to ensure that the final accounts are sent to the tenants, at their new address, for settlement.

Letting Only Service

For the letting only service, we will carry out all of the above up to handing the keys of the property to the new tenant. From that point onwards you would be managing the property yourself. We would collect the first months rent and deposit, with all future rent being paid to your Bank/Building Society account by way of a standing order mandate, which would be set up at the commencement of the tenancy.

You would deal with any problems the tenants may experience, along with arranging the necessary repairs and would also need to arrange for the annual servicing of appliances/boilers, obtaining the necessary certificates and forwarding these to the tenants.

If you require assistance at the end of the tenancy in relation to checking the inventory and releasing the deposit, we would be happy to liaise between you and the tenant, for which there would be an additional charge.

Tenancy Requirements

Once you have found a suitable property you would like to rent from Force and Sons you would need to contact us in order to obtain and complete the necessary application forms with anyone over the age of 18, along with payment of the administration fee as set out on the property details. We will also require photographic ID for each proposed tenant. Once the credit referencing is completed and trusting your application is accepted, we would then produce the necessary tenancy agreement(s). This would be a six month Assured Shorthold Tenancy agreement in line with the Housing Act 1988 as amended by the Housing Act 1996. Should the tenancy continue past the initial six month period, it would become a periodic tenancy thus running on a month to month basis with either party giving the required notice, as per the conditions of the tenancy agreement. You would not need to pay any renewal fee.

We will set up a standing order mandate to ensure that all future rent payments are made regularly, however, the initial rent payment, along with a deposit would be required as cleared funds prior to the commencement of the tenancy. Once the deposit is received this will be registered with The Dispute Service. You will be given a copy of the certificate once registered and should you wish at any time to check the registration, you can do so by logging onto their website www.tds.gb.com. Some larger landlords may decide to use their own scheme, in which case you will be advised what will be happening to your deposit monies and a copy of the certificate will be forwarded to you once the deposit is registered. Once all the above has been carried out, we will hand over the keys on the start date of the tenancy. In most cases from that day onwards, you will be liable for the various outgoings to include council tax, and all utility costs unless otherwise advised. Force and Sons will from time to time and by prior appointment, call to view the condition of the property and gardens to ensure that the property is being well maintained under the terms of the tenancy agreement.
